Every attempt has been made to use clear and concise language in these terms and conditions, if any terminology has been used which is not fully understood please contact us (the letter). By submitting this booking form you agree to these terms and conditions.


1. Bookings are valid only after the booking form has been properly completed, submitted, the deposit paid and a confirmatory letter/e-mail received by you.


2. The person who submits the booking form certifies that he or she is authorised to agree the booking terms and conditions on behalf of all persons in the party listed on the booking form. This includes substitutes or additions. The submitter must be a member of the party occupying the holiday home and over 21 years of age.


3. A booking deposit of £100 per week must accompany the booking form and is not refundable.


4. The balance of the total booking fee is payable eight weeks prior to commencement of the rental period.State and County taxes are included in the price.


5. If you wish to cancel the booking, this must be in writing, and for cancellations with less than 30 days notice to total balance remains payable, for cancellations with less than 60 days notice and more than 30 days notice 50% of the balance remains payable. Any sums already paid prior to cancellation are not refundable.


6. The letter cannot guarantee that the facilities described in the leaflet will be available although we always endeavour to maintain our house to the highest standards. If for any reason whatsoever the letter has to cancel the rental agreement the liability is only to refund any monies already paid by you to the letter as part of this agreement.


7. The letter reserves the right to provide alternative similar accommodation.


8. You as our client agree:- a) To pay the full cost of any breakage's, losses or damage to the property and the letters Management Company will be the sole arbitrators on cause of damage or loss. b) To take good care of the property and leave it in a clean and tidy condition. Please remember it is our holiday home as well. c) To report any damage or loss immediately to our Management Company in Florida. d) To permit the letter or our agents reasonable access to the property. e) Not to sublet or share the property except with the persons listed on the booking form.


9. No liability is accepted by us the letter for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of main service, nor any actions taken in the vicinity of the property by any authority over which the letter has no control.


10. The property is available for occupancy from 4pm on the day of arrival until 10.30am on the day of departure.


11. The letter does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and or the subsequent holiday. You the client are responsible for taking out an adequate holiday insurance to cover all risks. This waiver also applies to any visitors to the property during the period of the rental.


12. You the client may use the swimming pool at your own risk. Please follow the pool safety rules displayed at the property.
